The firm provides strategic, business-oriented counsel across all phases of the acquisition, financing, development, operation, and disposition of real properties.

We represent buyers and sellers in the acquisition and disposition of real estate assets, including raw land, developed lots, mixed-used developments, build-to-rent communities and commercial properties.   With our deep industry knowledge and strong connections throughout the market, we are uniquely positioned to help clients navigate all phases of a transaction.

Abram & Orlansky advises developers and homebuilders in all aspects of the development process.  We prepare, structure and negotiate development agreements, reciprocal easement agreements, access and utility easements and joint ventures agreements, and assist clients throughout all stages of the development cycle.

Abram & Orlansky represents borrowers, private lenders and financial institutions in a wide range of commercial real estate financing transactions, including acquisition and development loans, construction loans, land banking transactions and seller financing arrangements.

We regularly advise clients on title and survey matters, and work closely with clients’ development teams, surveyors, engineers and land planning consultants to identify, analyze and resolve title, survey and related due diligence issues.  We also work closely with title companies and underwriters to help clients obtain appropriate title insurance coverage tailored to each transaction

We assist clients in connection with the formation, structuring and negotiation of real estate joint venture operating agreements related to the acquisition, financing, operation and disposition of real estate assets.

Abram & Orlansky provides real estate and transactional representation to environmental firms, developers and investors in projects which involve stream, wetland and habitat restoration sites and compensatory mitigation value and credits which are generated therefrom.

In connection with the legal representation that Abram & Orlansky provides to its clients, we also offer closing and escrow services.  In addition, North Coast Title, LLC is owned by A&O and is an issuing agent for First American Title Insurance Company and Old Republic National Title Insurance Company. Through our in-house title agency, we issue title insurance commitments and policies through these national title insurance underwriters in connection with our closing services for property acquisitions and loan closings.
